Tile roofs are all over Arizona these days.  Tile roofs can be very dependable roofs if properly installed.  Tile roofs should be inspected just as a flat roof, only on a tile roof you are looking for things such as broken/cracked roof tiles, loose tiles, you want to check the mortar seals for cracking, and you want to check all of the flashings to ensure that they are properly installed and in place. 

A lot of people think that if you replace all of the broken tiles then you will not have a roof leak, this could not be farther from the truth.

The roof tiles don't actually keep the roof from leaking, the underlayment paper under the tiles is what keeps the roof water proof.  Keeping the broken tiles replaced is still very important though because it does drastically cut down the amount of water that gets under the tiles.

Roof tiles are to a tile roof what roof coating is to a built-up roof(flat or pitched roof), they protect the roofing paper from the sun and the weather, and of course they add the decorative effect. 

A tile roof consists of the wood sheeting, the flashings at all of the penetrations, valleys, skylights, and chimneys, the underlayment paper, which needs to be at least one layer of 40#fiberglass base sheet, J-pan flashings at the sidewalls, the roof tiles, and mortar/metal flashings at the headwalls.  The roof tiles need to have a minimum overlap of 3 inches, we call this headlap.  We specialize in tile repairs and understand every aspect of your tile roof, from the sheeting to the mortar.
